Yes, you have to declare it as property income ("revenus fonciers"), just like for an apartment.
As the owner of a parking spot, how does my tax return work?
This question comes up a lot, and declaring your property can sometimes be a real headache, so we'll try to untangle it for you.
Who do I declare the rental income to?
When you rent out a parking spot that you own, you must declare the income from that rental to the French tax authorities.
This income must be declared in the property income ("revenus fonciers") category under the actual-expenses regime ("régime réel"), unless you're eligible for the simplified "micro-foncier" regime for unfurnished rentals:
- If your income from unfurnished rentals (parking, apartment) doesn't exceed the €15,000 threshold, you fall under the "micro-foncier" regime.
- If your income exceeds €15,000, however, the actual-expenses regime ("régime réel") applies.
Our invoices serve as proof of rental, so you can submit them to the tax authorities.
Where can I find a summary of my income?
You'll find the summary of the income to declare in your partner dashboard, in the "Revenue" tab.
An annual view is also available:
You can download an XLS export:
The invoices and accounting documents that prove this income are available in the "Accounting" tab of your dashboard.
What about VAT?
As an individual, you don't have to declare or pay VAT if your rental income from parking is below €36,500 (source).
Is that everything I need to know?
Almost! Since 2023, you also have to fill out the occupancy declaration ("déclaration d'occupation") for your parking spot rented on Yespark.
